Recent state legislative changes impacting taxes payable in 2026:
Dual Residential Assessment Rates
Beginning with the 2025 property tax year (taxes payable in 2026), Colorado law created two residential assessment rates: one for school district taxes and one for all other local government taxes.
The new residential assessment rates are:
7.05% for school district taxes
6.25% for other local government taxes
Colorado SB23B-001 “2023 Property Tax Relief Bill” has expired
Excerpt from SB23B-001: “Valuation changes. For the 2023 property tax year, section 1 of the act reduces the valuation for assessment (valuation) for multi-family residential real property and all other residential real property from the already temporarily reduced 2023 rate of 6.765% of the amount equal to the actual value minus the lesser of $15,000 or the amount that causes the valuation to be $1,000 to 6.7% of the amount equal to the actual value minus the lesser of $55,000 or the amount that causes the valuation to be $1,000.”
